Moves

Moves are only permitted during weekdays, from 9am to 12pm and from 1pm to 4pm. Moves are not permitted after hours, on weekends or on public holidays, except with prior written permission from the corporation.

Elevators must be reserved in advance for all moves (and delivery of big items). Our elevators are only 7 feet tall. Please keep this in mind when planning your move. You must reserve your elevator at least one week in advance.

Nothing related to moves or deliveries may be left overnight on common area (either inside or outside). Moves cannot be done with the use of moving-pods or portable storage containers dropped on our property.

Security must be hired at the owner’s cost. Security must be posted by the main entrance door for all move and for the entire duration of the move.

Owners are responsible for any damage done to the property.

Pets

Friendly and well-behaved pets are welcomed at The Gardens but we have in place a few basic rules to ensure friendly cohabitation between furry and non-furry occupants.

Pets must be under control and on a leashe (or be carried) at all times when outside the unit. Pets must not releive themselves on common elements. Please take them off property – there is a beautiful park across the street. Owners must pick up after their pets and must ensure they don’t cause damage or disturb other occupants. Owners are responsible for any damage done by their pet.

Please remember that not all of your neighbours are comfortable with pets. Please ensure that your dog is a safe and comfortable distance from everyone and from every other pet.

Non-smoking

The Gardens is a smoke-free property. Occupants cannot smoke or vape (tobacco or cannabis) anywhere on the property. This includes units, balconies, interior common elements and anywhere on the property. Those wishing to smoke/vape must do so off property.

Unit insurance

The Corpororation is responsible to insure, repair and maintain the common elements (lobby, cladding, windows, elevators, HVAC equipment, hallways, etc.)

Owners are responsible to insure and repair their unit, including after damage. As such owners must obtain adequate insurance to insure their unit, including all of its finishes and their content.

To protect the collective ownership, reduce insurance cost and reduce risk to the Corporation (and by extension to all owners), this corporation has in place the following two by-laws:

  • A Standard Unit by-law which places on each owners the responsibility to repair any and all damage caused to their unit, however so caused and whatever the source. You need to insure all finishing in your unit are properly insured. Owners must ensure they have adequate insurance to cover this.
  • An Insurance Deductible by-law which places on individual owners the responsibility to pay (or submit to their own personal insurer) the amount of the Corproation’s deductible. An individual owner will be responsible for the deductible amount if: they cause the damage; they are the source of the damage or, when no one is at fault, if their unit has been damaged. Currently, our deductible amount is set at $50,000. Owners must ensure they have adequate insurance to cover this.

Parking

Ensure that you park in your own unitized parking spot. Ensure you do not leave any valuables in your car and ensure you always lock your vehicle.

Residents are not permitted to park in the visitors parking. These are reserved for bona fide guests. Those parking in the visitor parking must register their vehicle to avoid being ticketed or towed away. Visitor parking is limited to 3 nights in a row and a total of 10 days in any given month.

Bikes

Bicycles must be stored on bicycle racks in each parking spots or in the bicycle room (which has very limitted space). Bicycles cannot be stored on balconies/terraces and cannot be rolled in the lobby, on the elevator or in the hallways. Be sure to properly and solidly lock your bicycle to avoid them being stolen. While we do our best to secure our perimeter, undesired entries in the garage and theft are increasingly common in the downtown core. If your bicycle is expensive, you should consider covering it to avoid making it attractive.

Waste, recycling and composting

Each floor is equipped with a garbage chute. Please ensure you only drop small doubled-bagged waste bags in the chute. Bigger items should be brought down to the waste/recycling room in the garage. Please do not leave any refuse in the garbage chute rooms. Do not drop bulky, dangerous, flamable or liquid items down the garbage chute.

We follow an extensive recycling program at The Gardens and have multiple recycling bins. Please follow the instructions on the signs in the waste room. The City of Ottawa provides more information on what goes in the blue bins.

We also have an extensive composting program in place. Please deposit in the green bins your composting material. This is what is accepted in our green composting bins.
